Warsaw Plan Commission Approves PUD Update

Three months after approving the final plat for Harvest Ridge planned unit development (PUD) being developed by Menards, the Warsaw Plan Commission on Monday approved an update to the final plat.

Menards Inc. originally petitioned for the final plat approval to subdivide 30.5 acres into 91 lots. The planned unit development is east of Menards, 100 Husky Trail, Warsaw.

City Planner Justin Taylor told the Commission, “So, this is one you’re all familiar with. A couple months ago, we granted this final approval, but there was an error noted on the plat that was approved for Harvest Ridge subdivision. The error does not impact the number of lots or characteristics of the subdivision, however, it is important to clean this up before the plat is recorded.”

There are two small slivers of land on the north end of the development that were not addressed in the original plat, he said. This error would have created confusion with the right-of-way on Flora Avenue and confusion for property owners along Harvest Ridge Drive.

“Given that this revision does not constitute a significant change to the previously approved plat, I recommend that you grant approval for the updated final plat for the Harvest Ridge subdivision PUD,” Taylor said.

There were no remonstrators to the petition and no members of the Plan Commission had any questions.

City engineer Aaron Ott said, “It was a good catch that they found this and wanted to clean this up.”

He made the motion to approve the petition, Commission member Bob Coffelt seconded it and it was approved unanimously.

The only other business to go before the Plan Commission on Monday was a petition by Steven Silveus for the preliminary and final plat for the Country Club Hills replat of lot 1.

The property is at 1010 Country Club Drive South.

Taylor said the proposed plat meets the development standards for a subdivision within a Residential-1 zoning district. This plat is a subdivision of one lot to create two lots. The average lot size for the two-lot subdivision will be approximately 4.46 acres. Utilities access and site ingress/egress will be unaffected by the proposed subdivision, he said.

Since the proposed subdivision does not include the addition of public infrastructure, Taylor recommended that the Plan Commission grant preliminary and final approval for the replat of lot 1 of Country Club Hills subdivision.

Councilwoman Diane Quance asked if the structure was located on lot “B.” Taylor said yes as the lot to the east has a house on it. He said it’s a very large lot right now – about 8 acres – and the owners want to just divide it into two.

With no remonstrators, the Plan Commission unanimously approved the preliminary and final plats.
